What issues do you care about in the 2025 municipal election, and why?
Increasing Housing Supply
To increase housing supply through a focus on zoning and regulatory reforms to enable effective densification in existing neighborhoods. This includes allowing multifamily dwellings, townhomes, carriage houses, and secondary suites. To consider differentiation of approaches based on parking requirements, access to transit, and community character. To mobilize the inventory of unused or underutilized parcels and incentivize their development, and advance land exchanges with other community groups. Ensure timely provision of community infrastructure such as police, fire, recreation facilities, and commercial amenities to create affordable, vibrant neighbourhoods that meet the needs of residents.
Enhancing Regulatory Efficiency
To promote the widespread adoption of prefabricated homes to quickly expand housing stock, as recommended by the Canadian Real Estate Association (CREA). Encourage the use of standardized building templates to streamline approval processes and supports. To simplify and streamline business licensing across municipalities, and to reduce municipal administrative burdens to workers and businesses. To promote broad adoption of systems that deliver faster development approvals, and the reduction of red tape.
Increasing Sellable Units
To increase sellable units by exploring options such as the right to condominiumize or subdivide separate units on parcels, including secondary suites and garage suites. Enable these units to be transacted separately in the retail and rental markets. To support flexible property options to increase the number of homes available for sale, enabling individual transactions, and ensuring clear building standards to maintain quality, value, appeal, and safety.
